Commercial Remodeling
Building dream homes from the ground up on client-owned lots across Greater Austin. Full design-build services from foundation engineering and permitting through luxury finishes and final walkthrough.
Custom Homes, Not Cookie-Cutter Construction
TrueBuilt specializes in one-of-a-kind custom homes built on your lot — not volume production housing. Whether you own a narrow urban infill lot in East Austin, a sloped parcel in West Lake Hills, or a cleared site in the Hill Country, we design and build homes tailored to your land, your lifestyle, and Austin's unique building environment.
Our approach integrates advanced building science from day one. We engineer high-performance building envelopes with spray foam insulation, ZIP system sheathing, and precision air sealing — critical for managing Texas humidity and keeping energy costs low. Every home is designed to exceed Austin Energy Green Building standards.
As a full design-build firm, we coordinate directly with architects, structural engineers, and interior designers to deliver a seamless process from concept sketches to Certificate of Occupancy. We proudly serve West Lake Hills, Lake Travis, Central Austin infill neighborhoods, and the surrounding Hill Country.

Scope of Work
Site Analysis & Land Prep
Geotechnical soil testing, topographic survey, demolition of existing structures, rough grading and compaction, erosion control measures, and utility stubouts for water, sewer, electric, and gas connections.
Foundation Engineering
Pier-and-beam or post-tension slab foundations engineered specifically for Austin's expansive clay soils and limestone bedrock. Structural steel integration as needed for open-concept floor plans and cantilevered designs.
Framing & Building Envelope
Advanced framing techniques (OVE) to reduce thermal bridging, ZIP system sheathing for superior moisture management, closed-cell spray foam insulation, high-performance windows, and whole-house air sealing.
MEP Systems
200-amp or larger electrical service, PEX plumbing with manifold distribution, zoned HVAC systems with dedicated humidity control, and pre-wiring for smart home automation, security, and audio/visual systems.
Interior Finishes
Custom millwork and built-ins, engineered hardwood flooring, designer tile installations, custom cabinetry with soft-close hardware, premium plumbing fixtures, and whole-home lighting design with layered controls.
Warranty & Post-Construction
Comprehensive structural warranty, detailed systems walkthrough with homeowner training, dedicated warranty service program for the first year, and ongoing maintenance guidance for long-term home performance.
Our Commercial Remodeling Process
Feasibility & Land Analysis
We evaluate your lot's zoning, setbacks, impervious cover limits, tree ordinances, utility access, and soil conditions to confirm your project is buildable and to identify any constraints early.
Pre-Construction & Budgeting
Architectural plans, engineering, material selections, and permitting are finalized. You receive a detailed fixed-price contract — no vague allowances or surprise change orders mid-build.
The Build
Construction begins with weekly progress updates, daily photo logs, and a dedicated project portal. Every phase is inspected and documented from foundation pour through final trim.
Warranty & Service
After your final walkthrough and Certificate of Occupancy, we provide a comprehensive systems orientation, structural warranty, and responsive warranty service program.
What Goes Into a Commercial Remodeling?
Key factors that shape your investment:
- Lot demolition and clearing scope depends on existing structures, tree protection requirements, and site access
- Foundation engineering on Central Austin clay soils and Hill Country limestone requires specialized design
- City of Austin new construction permits involve full plan review across building, civil, electrical, plumbing, and mechanical
- MEP coordination on urban infill lots is more complex due to utility tie-in proximity and access constraints
- Heritage Tree compliance can significantly constrain footprint and require Urban Forestry Division approval
